Estimating Off-Campus Rent

How much space - rentable square feet (rsf) do you need to lease?

How much will you pay for Tenant Improvements?

Any remodeling or changes the tenant requires prior to move-in or during occupancy are known as “Tenant Improvements” (TIs). The landlord will typically pay an allowance to make the space ready for occupancy as part of the lease negotiation. In today’s market, for a 3-5 year lease term, this TI allowance averages $5-10 per rsf and will only cover the cost of fresh paint and new carpet for the space.

This assumes the tenant takes the space in its current configuration and the landlord pays to have it re-carpeted and painted.

If a space requires more extensive build-out or reconfiguration to accommodate the tenant’s occupancy, the cost to do this may not be fully covered by the average TI allowance noted above, and could result in $20-30 per rsf in additional tenant cost.

What other costs should you expect?

Some costs may occur only in the first year of the leasing process (e.g. purchasing furniture, moving costs, telecommunications installation), while others may be recurring monthly changes (e.g.telecommunications, parking, equipment insurance, or mail service costs).
